Course Description: Specializes in ethical issues surrounding the production and origination of residential and commercial mortgages, and commercial and consumer loans. This course consists of modules that cover topics in fiduciary responsibilities, fair lending law, ethics, and fraud detection. The course will deal with the usage and customs among members of the mortgage lending industry, involving their moral and professional duties toward one another, toward clients, toward lenders, and towards borrowers. Ethics is not just knowing the laws and regulations of the industry; it is applying that knowledge with one’s own personal ethics to make the right decisions. (1 Lec.)

Course Description: A study of the purpose of the secondary mortgage market and its history. Included are secondary market conduits, review of the basic strategies used in the selling of closed real estate mortgages into the secondary market, conventional and governmental segments, mortgage-backed securities and bonds, regulatory requirements, GNMA mortgage-backed securities, preparing and completing loans for sale, and servicing sold loans. Other topics included are institutional and non-institutional lenders, types of mortgages, and alternative mortgage instruments. (3 Lec.)

Course Description: This course examines how mortgage lenders handle loans from the time a loan is closed until the final payment is made. The course focuses on the legal aspects and actual procedures used in the daily operations of the loan servicing function. Topics include escrow accounting, contract servicing, governmental regulations, taxing authorities and establishing tax rates and economic impacts of delinquency. (3 Lec.)

Course Description: The purpose of this course is to prepare the student to understand the dynamics of loan closing and their impact on real estate loans. This course can be one of several to prepare the individual to become more aware of all the aspects of the mortgage banking industry. This course will help students to develop the understanding and skills necessary to become more effective reviewers of real estate loans. This course integrates all aspects of understanding the federal regulations documentation required and the processing of real estate loans. It incorporates the understanding and importance and purpose of each and every document involved in real estate transactions. Various techniques and tools will be reviewed, as will the understanding the importance of properly completion of these legal documents. (3 Lec.)

Basics of FHA Direct Endorsement Underwriting

Course Description: A study of the unique underwriting issues, procedures and practices that will face a beginning Federal Housing Authority (FHA) residential real estate loan underwriter when dealing with the public on FHA/Department of Housing and Urban Development (HUD) approved residential mortgages. This course will cover the basics of the language of FHA/HUD underwriting, loan documentation, loan and ratio analysis, credit analysis, valuation of property, loan submission and approval. Loan Underwriting: Sub Prime
This is a Local Need Course.
Course Description: This course is designed to provide in-depth training for all facets of risk analysis and collateral review pertaining to analyzing the risk and determining the credit grade of the sub-prime mortgage loan. Topics covered in-depth will include, but are not limited to, grading the credit to determine the level of credit grade, analyzing and evaluating documentation to determine credit risk and analyzing the collateral to determine risk of collateral value. Loan Underwriting
This is a Local Need Course.
Course Description: This course is designed to provide an introduction to mortgage loan underwriting. This will include a review and training in all facets of risk analysis and collateral review. Topics covered in detail will be the conventional underwriting review process. Additional topics will be a basic review of the differences in FHA and VA underwriting requirements and the determination of credit risk and analysis of collateral used in the determination of risk of collateral value used in Sub Prime underwriting.
